Attached is the latest newsletter
spurred on by a critic of our
project and my mathematical skills
however she does present an amusing
opinion that I felt was worthy
of elaborating upon to lend some
clarity to what our project is
and what it is not for those that
have been following our little
debate. Rather interesting that
it took a whole two days after
my last article was posted to
our site before those that are
less than an fan of my critique
of Mr. Oliver's real estate prowess
should become so concerned about
what we do or how we do it. I
guess it proves a dose of reality
does not necessarily go down easily
especially if you don't like the
message then it is much easier
to just shoot the messenger.
Another note
following up on the market comparables
of the last newsletter on Mr.
Oliver's rather interesting
view of what makes a good real
estate investment and what does
not. While I was in Jaco this
past week I got the information
on Daystar Properties which
is a huge developer from Michigan
that has purchased seven properties
all up and down the beach. The
first of these to be developed
is Bahia Encantada which is
on the fourth floor of construction
now and the second to follow
is Paloma Blanca. Most interestingly
I found that these beach front
properties are selling any where
from a low of $2,660 up to a
high of $4,310 a square meter
for a third story unit 50 yards
from the water which compared
to most are good prices for
premo locations. Gee I wonder
which will have the most asset
appreciation possibilities a
condo built in front of the
surf or one from One Jaco Place
2.1 kms away yet each costing
the same. One built on land
costing $500 a meter and one
worth $30 a meter. I don't think
either of these will have much
for cash-flow but if you are
buying with a concern for speculation
on your investment the surf
gets my vote hands down and
more importantly it will get
just about any person looking
to buy re-sales vote too. One
thing I find interesting is
that the big push on this site
is to buy direct from the developer
and save money but what it also
eliminates is using a real estate
agent that could give you a
second opinion and point out
the value of surrounding competition.
