Jardines de Ensuenos Newsletter Aug.12 - Construction Progress Report


Just a quick touch base on progress as we close in on the much awaited "C" Day.

Our plans have been approved by the College of Engineers & Architects, A&A (water department) with commitment to supply water, and are now sitting at Salud (Dept. of Health) for their stamp of approval which we are to get on Wed. according to the update received as of Friday. Our unusual sewage treatment system, which is called a Biofilter, along with the detailed engineering reports also advance separately with approvals for such coming from Salud as well. Thus far we have received a very favorable response to our building of the first commercial system of this nature in Costa Rica, in fact the department is quite excited with this system and is encouraging more to use this technology as an alternative to the conventional methods. What is involved is an under ground pre-treatment tank that collects wastes and then sends the contaminated effluent into a wetlands area which is a shallow pit (2' deep) consisting of rocks and gravel which is sealed from the ground waters by a rubber membrane. Growing within the pit is typical everglade or swamp type of plants that thrive on this effluent and clean it in a natural process. Once the effluent flows through this pit it exits just a clean as any sewage treatment plant offers, all without maintenance prone power consuming mechanical machinery or odors. What this system does require is we dedicate 225 sq. meters to growing plants in our garden. My how will we ever justify having to grow more plants in our tropical garden setting to perform this valuable and necessary task all this done silently and odorless while we go about our daily activities????

Once we have the plans stamped by Salud they are then reviewed by the Municipality of Garabito which normally takes a week to get and for them to issue the initial permits to start construction. Hence we are verrrry close indeed to finally seeing some action on site and moving from planning, design and engineering phase to action. Last Monday CETENA ( environmental impact and construction review) did their initial site inspection now we can actually start doing something and will be moving dirt around possibly this week or the next to prepare the final levels of entire front of the property where the admin. building, utility building, entrance and parking lots will be located. Pictures will come shortly when we officially turn sod. Our contractor for labor services is already settled just waiting for the go ahead for them to start moving their workers from the near completed Plaza Coral (the mall 75 yards from our doorstep) to our site. This has indeed worked out very favorably for both of us as we have acquired a known and experienced contractor that has worked under our supervising engineer and they got a year and some more work without having to move but a few yards.

Note: Those that want to confirm their units and pricing of such will need to start getting their deposits into escrow by Sept. 15th or loose the pricing and position to others that are ready to move forward at that time. Just as a reminder there is four pricing structures: initial 10 units have the lowest price, second applies to the next 25 units with the balance of Phase 1 being at the current advertised price structure 99/144/158K. There will be a fourth price structure that will come into play for the later part of phase 2 to be built in the last half of 2007. What pricing that stage will have will depend on overall market conditions that prevail as we build out this project.


On another note there is a considerable overhaul of the website and change of server in progress right now and we expect it will up and running this coming week.
